Working with the right estate agent is important, especially when it comes to getting the property you want for the best price possible.
There are lots of great estate agents and companies out there. However, they’re all after your business, so you’re going to want to pick and choose who offers you the best opportunities as a buyer.
Think about what properties the estate agent has currently listed. You might find that some have what you’re looking for, while others are very niche and don’t quite suit your needs.
Apply for your mortgage ahead of time
Your mortgage should be applied for ahead of time. This is important because if you’ve not got one in place, then you may be wasting the seller’s time if you’re not approved for it once you’ve made the offer on the property.
Look to get a mortgage in principle first. This will assure the seller that you do have the funds and ability to put down on an offer on the property. This will also ensure that you’re in the right financial bracket for buying certain properties.
Know what you want personally
Think about what you want personally when it comes to the property you’re after. Are you looking for a certain number of bedrooms, or are you more concerned about the size of the kitchen or the outdoor garden space?
Understanding what you want from the property you’re buying and for what purpose it’s being used is a good way to find the property you’ll ultimately be happy with.
Be patient
Patience is important when it comes to buying property. There will be lots of properties that crop up over time. Some might be what you like, others might be seen just because they’re the best of a bad bunch.
However, when you’re buying property, it’s important that what you’re getting is something that you want and it’s not just an it’ll do, sort of situation. Be patient, and the right property will come along eventually.

A willingness to negotiate is always good when it comes to buying a property. If you’ve got the flexibility to offer more or to at least meet the seller’s initial offer, then it’s always good to try and negotiate where you can.
Sometimes, the property is worth it, sometimes it’s not, but showing a willingness to negotiate is definitely important.
